The total built up area is ,m2, and the dramatic modern design for the structures incorporates steel, glass and white ceramic tile. A joint venture between OHL Construction International and Contrack was originally awarded the main construction contract in Its ,m2 waterfront plot overlooking the Arabian Sea was allocated by the Ministry of Tourism, while the Ministry of Health is also a project partner.
The project will be implemented in three phases, the first phase focusing on the construction of a bed multi-speciality tertiary care hospital. The design and engineering of the later phases will commence with the construction of the first phase, and will break ground in The project comprises a multi-specialty academic medical centre across ,m2 of vertical floorspace including five clinical floors, three diagnostic and treatment levels, 13 floors of inpatient units with a total of beds, and parking for 3, vehicles.
Highlights of the structure include a glass atrium that is about three football fields in length and private rooms large enough to accommodate entire families. Once complete, the building will be the largest structural steel building in the UAE, weighing in at more than 30, tonnes. US-based operator Cleveland Clinic will run the hospital with an initial bed capacity. The complex will have more than 2, beds combined, integrating five specialist tertiary hospitals when finished.
The capacity of the primary five-story hospital building will be 1, beds, of which beds have been allotted for specialist referrals. Across its total built up area of ,m2, the hospital includes a comprehensive range of medical services including diagnostics, clinical, casualty and dental services, along with VIP provisioning for visiting heads of states and other another wing of suites for other VIPs.
Alongside 36 major and minor operating rooms, the facility will deliver the largest trauma centre in the entire Middle East. Begun Marchthe project topping-out was in November, and completion is set for March Once complete, the site will span an area of ,m2 with a built up area of ,m2. The hospital is among the oldest in Abu Dhabi and the energy-efficient building addition will regenerate the facility, recycling waste water, using fibre-optical interior sun lighting and utilise solar panels.
The beds will include six VIP rooms and seven royal suites. The project also includes plans for a new rehabilitation centre, which will have beds, flanked by the two hotels, which will have 1, rooms and 20 chalets.
Modular hospital designs to slash construction cost by half
The trauma centre will also be expanded over the next two years to accommodate beds; the outpatient facility to treatment rooms. In addition to creating on-site parking for 6, vehicles, the project has been pre-empted by the Rashid Hospital dual-tunnel master plan to smooth traffic flow in the vicinity of Rashid Hospital. Here we ask Dr. How has the healthcare project landscape changed over the last decade?
The rapid population increase worldwide and the discovery of new diseases has created greater demand for new healthcare facilities, qualified clinicians, and new technologies to address such demand. Government and private sectors are racing to address such demand in addition to contain cost and maintaining quality of care. The case is very much applicable to this region too. As a result we have been witnessing more and bigger healthcare facilities establishing in the region.
More specialized hospitals are being planned and built in order to cater for specific type of diseases or treatment, such as diabetes, cancer, sports medicine etc. What trends can you see in the healthcare sector? Having said so the new project must think globally rather than individually which eventually contribute to the establishment of mega projects.
We saw the emergence of Healthcare cities in the region within which there are hospitals, hotels and other mixed use developments where patients and their families can be attracted to such environment for pleasure and clinical care.Making a hospital budget is only second to medical delivery systems in for a hospital. In fact, if a budget is not properly written, the hospital may be unable to deliver medical services at all. So many expenses and sources of revenue must be taken into consideration, so the budget process takes an expert to get through it successfully.
Let's find out how to start. Determine hospital revenue. Revenue can come from patient payments, tax dollars, donations, insurance credits.
Be sure to deduct a percentage of the patient bills that will remain uncollected, the charity work expected by the hospital and the pro bono work it does.
Figure out expenses. Start with the physical facility. How much does it cost to keep up the building or buildings.Mingw packages
What is the maintenance cost of each department, engineering, air-conditioning, heat, water, other utilities. Know what equipment costs, how much must be replaced per patient day, and if any can be recycled. Include the non-medical cost of each bed in the hospital. Include advertising. Know the cost of personnel, all employees and ancillary staff, including consultants, outsourced contracts, perhaps laundry or nurse staffing services. For all employees of the hospital, from janitorial to hospitalists, figure the fringe benefits the hospital must pay for each.
Add all medical equipment costs, ongoing and expected expansion or replacement of new diagnostic equipment. Know the medical costs of each bed. How many staff hours are spent on each bed, occupied or not. Use this figure as an average to get a cost per patient year. Add to that the non medical costs per bed. Include every possible cost that keeps that bed in the hospital. Don't forget replacement costs per annum for any and all patient needs.
What about expansion? Are you planning a new wing, or the renovation of an old one? Are you expanding into a new specialty that could bring in extra revenue? Estimate that revenue when planning your budget.
Write in an emergency expense fund. Disasters occur and the hospital must be prepared for them when they arrive. To do the budget, use a spreadsheet. Enter all categories and the cost of each.
Add all taxable items and the percentage of each. You probably get reduced rates on utilities, or least a break on the taxes on them. Enter all formulas for those.HFM Daily offers blog coverage by the award-winning HFM editorial team and links to in-depth information on health care design, construction, engineering, environmental services, operations and technology.

And with increasing frequency, hospitals are including patients and community members in the design process. Some 63 percent of respondents said they include the public in the design process. More than hospitals nationwide responded to the survey, about evenly split among rural, urban and suburban facilities.
Roughly half of respondents were general medicine and surgical facilities and a quarter had or more beds. The survey was conducted in the fourth quarter of Providing an excellent patient experience is more closely tied to reimbursement than ever before. Hospitals today are more mindful of design elements that can affect their HCAHPS scores, including noise reduction, privacy and personal controls at the bedside, the survey respondents said.
More than half of respondents said they use noise-reduction construction materials to improve patient experience. Privacy and comfort also ranked high in design trends to improve patient experience, with 66 percent of respondents saying they are converting semiprivate rooms to private and 49 percent saying they are increasing the square footage of patient rooms. Three-fourths are providing wireless Internet access and more than half of respondents offer greater patient control over lighting, temperature and window shades.
However, Quirk and others say the trend toward bigger patient rooms is starting to reverse, with more and more providers seeking to reintroduce smaller patient rooms. We see the trend moving closer to minimum square footages.

Some 61 percent of respondents said they use design strategies to mitigate injury from falls. Half said they use patient lifts in transport to the bedside. More than ever before, hospitals are including patients and community members in facility design decisions.
Some 63 percent of survey respondents said they include patients or community members during the design process for new facilities. Some design firms have incorporated patient experience studies into the design process, says Randy Keiser, national health care director at Turner Construction Co.Hospital construction costs continue to rise every year, alongside demand for increasingly complex designs and projects.
Determining hospital construction costs can be a vexingly complex topic that is influenced by a number of factors ranging from budget considerations to desired patient health outcomes.
There are a number of factors that influence hospital construction costs. Many of these factors are unique to hospitals themselves and the role that they play in our communities.
Hospitals are a critical component of our local infrastructure. In an age of heightened security concerns, hospitals must contend with the fact that they are increasingly being relied on for mass-casualty incidents or during environmental disasters.
At the same time, the healthcare industry itself is changing. Hospitals must balance these concerns, and many others when determining a design strategy for new buildings or renovations of aging buildings. Although it can seem hyperbolic to argue that we live in exceptional times, natural disasters seem to be occurring more and more frequently in the United States. Hospitals are recognizing this, and in response are incorporating a stronger emphasis on resiliency during the design process.
Integrating disaster planning into the hospital building process is nothing new. However, hospital design teams are recognizing that past efforts have failed to achieve necessary levels of resilience. Events that can threaten either the structure of a hospital or impact the level of service it can provide must be accounted for and mitigated as much as possible during the design phase.
The scale of unprecedented floods, fires, hurricanes, and other types of natural disasters has only continued to increase in recent years. Given the effect of manmade climate change on extreme weather, this pattern is expected to increase in the coming years and a good design team will focus on preparing for these climate changes.
Things like epidemics can quickly overwhelm local medical resources, increasing waiting times and decreasing the level of care that patients receive. An unprecedented flu season can place an enormous amount of strain on an unprepared hospital. As such, it is important for hospitals to consider resilience in terms of being able to accommodate a wide variety of situations without adversely affecting levels of patient care. Two key factors that modern hospitals must balance when considering new building projects or renovations are patient outcomes and satisfaction levels.
Hospital design decisions are now being considered from the ground-up with patient satisfaction in mind. Facility design can have a significant effect on patient outcomes. Hospitals with poor design may experience overcrowding, leading to heightened stress for both staff and patients.
Beyond overcrowding, there is a myriad of other issues that can affect patient outcomes, from lighting to layout, each factor is now being considered in light of how it positively or negatively affects patient outcomes. This underscores the crucial way in which hospital design choices are changing to incorporate patient satisfaction.
Unlike most other industries, hospitals must be designed in such a way that they are able to incorporate future technologies. The rate of technological change in the healthcare industry is staggering.
This trend is forecast to continue for the foreseeable future. As such, hospitals must be flexibly designed to incorporate future technologies that assist in patient care.
Hospitals must incorporate cutting-edge technology into current designs, given that construction of a new hospital can take many years. At the same time, future technology must have the infrastructure in place to support it. This means hospitals must incorporate considerations such as power usage, generator placement, plumbing, and HVAC systems to accommodate future technology that may place a strain on these systems.
A central concern for modern hospitals is accommodating patient needs adequately. Hospitals are traditionally used for serious medical situations like surgery or emergency services. In the past, hospitals attempted to centralize many of their services into one central location, making hospitals a hub for patient services.
2016 Hospital Construction Survey
Modern hospitals are moving away from this trend, as hospitals are quickly becoming overcrowded serving a wide variety of patient needs. The Pew Research Center estimated that there were over 74 million Baby Boomers inbut that this number is steadily declining. According to the same estimate, the Baby Boomer generation peaked in at roughly 78 million people. By midcentury, there will only be approximately 16 million Baby Boomers left.R ajesh Dave, a specialist doctor, has been running a small clinic in Central Mumbai for over a decade.
In the next three weeks, Dave and 35 other doctors will together own an advanced medical centre at Tardeo in Mumbai, with four operation theatres, 20 beds and advanced diagnostic machines. Their venture, Nova Medical Centre, is part of a new model of day-care medical centres in various parts of the country planned by its founder, Mahesh Reddy, and funded by New York-based GTI Ventures, a venture capital company.
Nova will soon open 25 day-care surgery centres in leading cities within the next 20 months. In this emerging trend, doctors are joining hands with venture capitalists, drug firms and medical equipment vendors to set up advanced medical care facilities at low costs.
While the cost of setting up a quality hospital are as high as about Rs 70 lakh Rs 7 million per bed and one has to wait for about five years to get returns, the investment required in this model is about Rs lakh Rs This model has attracted the interest of the investor community, especially venture capitalists, and already a few deals are brewing, say investment banking sources.
Living India: Doctor couple who built a cheap hospital
About 20 surgeons, who will visit the centre every day for performing surgeries, will together invest about Rs 3 crore Rs 30 million in the venture, says Girish Rao, managing director and chief executive of Nova.
The doctors are in discussions with private equity companies to raise funds for the project, said sources. Hyderabad-based MedPlus Healthcare Services, which runs a chain of full-service pharmacies, is currently setting up a chain of Integrated Health Centres across the country.
These would comprise a family clinic, diagnostic lab and a pharmacy outlet. Its IHCs will have a physician, paediatrician and a gynaecologist.
The centres to be set up by Nova are aiming at not-so-complex surgeries in a day, in specialties like orthopedics, ENT, gynaecology and cosmetology. Since complex surgery isn't done, the patient can go home the same day. Each centre, costing about Rs 10 crore Rs millionwill have three to four operation theatres, consulting rooms, imaging, pathology laboratory and pharmacies, with all the necessary equipment and staff. Nova has already opened a centre at Koramangala in Bangalore.
The concept of day-care surgical centres was started in the US three decades ago and now it is very popular," said Chittranjan Ranawat, chairman of the department of orthopedics at Lenox Hill Hospitals in the US. In a similar concept, pharmaceutical company Unimark Remedies' marketing arm, Zen Life Sciences, is planning to initiate a chain of Comprehensive Cancer Care centres, with investments from consulting doctors and small hospitals. Zen plans to offer treatment for radiation, chemotherapy and pharmacies specialising in oncology, all under one roof, by teaming with cancer specialists and small hospitals.
Each unit will entail an investment of Rs crore Rs million. While cancer specialists are in plenty for consultation, there are only centres in the country that offer comprehensive cancer care, which includes radiation, chemotherapy and surgical solutions.
A patient diagnosed with cancer has to go to any of these centres for treatment, he noted. If prohibitive costs were the reason for doctors desisting from buying costly medical equipment at their clinics, now manufacturers are ready to help them with a 'rented model'.
In this, the equipment vendor will install the facility and the doctor will pay back the price on a day-to-day basis, depending on the number of tests done using the machine, sources said. It is like offering a business-linked loan," said Bhuwnesh Agarwal, chairman and managing director of Roche Diagnostics India, the largest diagnostics player in India.
